Terry, I claim no knowledge of the US housing market but what you have written agrees with what I have just read elsewhere.

I agree, Americans are net debtors, that with which I disagree is that we are in a real estate bubble. Across a broad part of this nation home prices simply have not run up. These are not isolated bargins, these exist in entire regions of multiple states. Often there is only a single or two cities in a state which have seen any massive increase in property prices and there are states not even in that good of shape.

This Region is starts around San Angelo with 489 lisitings
north through
Abilene TX 58 pages (10 entries each) of homes less than $100k
Toward west Midland Odessa 989 entries less than $100k
More West to Roswell NM 460 less than $100k
North through Lubbock Tx 596 less than $100k
West through Covis NM 165 less than $100k
North Through Amarillo(& even including Dumas) Tx 644 less than $100k
Hell, there's miles upon miles in NM where most people entire towns don't have unlimited(without LD call) access to the internet!
There are over 1 million homes in the middle of our nation lass than $100k many not listed at a single location on the Internet!
