so housing is immune to any/all economic distress, right?

we can surely expect objectivity from:
Fannie Mae Foundation, Freddie Mac, the Federal Home Loan Banks and the Mortgage Bankers Association of America

they see no interest rate risk
no unemployment consequences from prolonged recession
no dollar effect to our sequestered shores
all is well

on the other hand, FannyMae may experience a derivative blowup later this year or next
and numerous regional banks might be stressed toward the brink
as interest rates surprisingly rise next year

homeowners seem to be paying any price to lock in low rates
have they thought about what happens to values when rates rise ?
or when unemployment rocks toward and above 7% ?
