I vote for a stagnation of home prices....and somewhat of a decline in certain areas of the country....which is far different from a crash....and which has occurred a few times even in the three decades I've been watching and owning parts of the real estate market.

People like me would love a crash....for the sake of my kids.... for the sake of my own interest in buying more real estate of a certain type....but I don't think we'll get it.

Also, I would urge everyone to keep trying to distinguish between what happens in the stock market and what happens with real estate. The people who want real estate to crash are also short certain stocks. For centuries now, these two things have been unrelated over the long term.

Too many people out there who need, want, understand real estate don't even know what the stock market is and couldn't care less.
