I wasn't thinking of margin, I recently sold some income properties I owned. I had approx 75% mortgages on them, I guess my thinking had to do with..
What is the difference between

1. Owning $200K in investment properties (using property manager)with $150K mortgage.
2. Owning $200K in REIT's with $150K mortgage.

Best I can tell, slightly worst tax advantage and less control with the REIT, but the REIT's gives you much better diversity, ease of buying and selling, no lawyers, no real estate agents etc etc...

Any thoughts
