Sorry, Elroy....with all due respect to your rightful opinions, you have me shaking my head in wonderment.

No sense discussing this any more.

Mixing up a discussion of the stock market with the real estate market never works, so it's best not to try.

<<In time, real estate markets will be held to the same standards of transparency achieved in securities markets - just as standards will continue to be raised in securities markets. The public will demand it>>

The public (buyers and sellers) demands that that the real estate brokerage firm get them first dibs on both offers and available houses. That's what real estate brokerage firms are in business to provide.

I take it you don't do any selling in your current employment.

Having worked with any number of real estate agents over the years, also having a sister who was a real estate professional, I find your characterization of the pros in the biz as a "pack of wolves" to be leaning towards serious hyperbole. Maybe I've been lucky, but all the agents on the buy side and sell side I've dealt with have been extremely above board and honest. I've recommended the agent I used to sell my last home to at least a dozen people in the last few years, I got his name from an old client of mine, she'd known him for thirty years because he lives in her neighborhood. A huge factor as to whether or not they get listings relies on referrals from former "victims". They have a huge incentive to be as straight forward and honest as possible and make sure everyone involved is happy, both buyers and sellers.
