mm - I can't go there on a cost per foot basis that has any universal applicability, there are way too many variables and each house has to be inspected individually to find a true cost basis. Housing is the last holdout in the black art of the "valuation" game we've been playing for some time with the stock market, IMO. Just like with stocks, people have simply been getting screwed. I did software development for about 17 years, but worked on houses every now and then throughout my life as my Dad was a general contractor. He operated by the Golden Rule - a relic philosophy Wall St has worked so hard to destroy. What was considered fair pricing (and would still be a fair way to value IMO) was "cost plus 10". Take the actual costs of materials and labor, and then add a 10% fair profit to the total.
