I have finally convinced my smartest friend to sell the homestead and rent for a while. His property has seen 80% appreciation in 5 years.
The rest still think IM a kook.

I think the problems are going to be with the 500k + homes and some softness in 300k range not so much on the lower end. As demographics change and the empty nest boomers retire to modest condo's and smaller homes this will become increasingly true IMO

If you live in California who the hell knows. Though housing will hold far above the national average
