"Don't you realize that statistics can be misleading?"

LOL, now we are somewhere! And you tell me that Austin
area is appreciated at 1%. LOL!

Statistics may be misleading for some nit-picking twits,
like it was demonstrated in all your posts, but tax
bills do not lie, and tax appraisal courts hardly do.
Been there, done that, and feel deep with my own pockets.

With _your_ "Austin 1.08%" statistics you proved
_yourself_ what kind of shit _your_ statistics is.

"The government statistics I quoted are based on re-sales and mortgage refinances, not the whims of appraisers. And the appraisers are probably looking at "desert" properties <g>."

You are an idiot. The report you use is based solely on data
from Fannie Mae and Freddie Mac foundations. Their chartered
goal is to serve "families with incomes at or below the area median income"
fanniemae.com
with goals set by HUD administration. The activity is
also limited by "conforming loan limit" of $250k and $275k
in the past years when the "HPI" statistics was derived.

No wonder the results reflect the bottom line of
the market, not even the market but rather the HUD
distribution government-sponsored program.

You even cannot read English, my dear.

Have a Happy ignorance with your ignore.
