I think the overall percentage is about right...commercial rent in the valley is now about $1 per square foot for A/C and modest improvements (carpet and paint and ceiling). Brand new with office cubicles is under $3/sq. That is a far cry from $4-8/sqft about two years ago for 30 year old one floor tilt up fix'r-up'r. I would agree there are pockets where it may be approaching 60% vacant like Milpitas / Fremont area. There was quite a bit of new building in that area, and it appears to be sitting completely vacant.
