Good input, I think PVE O&G trust also has a con deb and do some of the real estate companies...As far as long term borrowing vrs short term, I've always found it better to go short term, since the immediate savings mitigate the potential of the increase by about 3 % points, as long as you have good credit and are not worried about getting it called.

Just to nitpick a bit, I don't think buying a DB over the actual REIT "eliminates" the downside. Agree that the DB does enjoy some preference if things go bad.

Also, the few times I've bought DBs the transaction fees were pretty high, particularly compared to online purchase of units or shares. Have fees decreased for DB transactions? I'm with TDW in Canada, but haven't done any DBs for a long time.

I'm thinking that there is more leverage with buying a REIT using borrowed money compared to buying a property. I think all REITs have loans in which case the leveraging can get out of control,
