I dunno, Jim....I still believe in that "location location location" thing as a determinant of real estate value and demand.. No one has yet coined the phrase "tax break tax break tax break."

And any breaks people get now because of low interest rates are a mere blip on the historical screen. Interest rates won't change history forever, in my opinion.

The cap gains roll back was simply the government correcting past stupidity. You have to ask yourself why the government was taxing the gain in the first place. It seemed to me a large part of anyone's cap gain on a home sale was inflation to begin with. That and the ridiculous part about how you couldn't roll over your gain from one house to the next unless you were buying a more expensive home or you were 65 and taking your one time exclusion. It punished anyone who decided to downsize.
