Jim, I think the one factor that makes this run-up more national in scope is demographics.

In my area of the country, new elementary schools are being built every year to accommodate the influx of students.

High school students attend class in temporary trailers, because there is not enough space for them all.

Colleges and universities are overcrowded, too....saw an article recently which said some universities are making freshmen sign contracts (!) agreeing to get out in four years. Stories are published everywhere about colleges turning down thousands more applicants than they can accommodate.

We have a population explosion, and just as this growth affects the most desirable schools first, it affects the most desirable real estate locations, too.

The baby boomers rocked the status quo simply by virtue of being large in number. Because two baby-boomers can create 1,2,3,4, or more kids (and they did), our population is sort of exploding, if you ask me. Added to that growth is immigration.

Heck, even the commuter traffic in my area proves this growth to be real. It's awful and growing heavier on the Capital Beltway every year, according to the official traffic counters.
