i'm only relying on anecdotal material i read on here and related links/sources...i do wonder how many people could not currently afford to rent the house they own at these levels ? also, yes while a down payment is 5 % many do own homes outright or inherited them. i was just wondering aloud, and nobody knows the correct value for much of anything !

All values should be 0, that's a given. Any value that goes above 0 is due to inflationary monetary policy. QED.
