I agree with the view that tract home builders will respond to

1- rate of household formation,
2- wage and income levels
3- mortgage rates.

I think 1 and 2 will be supportive for a long time. #3 will likely go in the negative direction. But not enough to derail housing.

But thats just a small part of housing

BS. There aren't many parts of the country that have been immune to the housing bubble. It's like the internet stock days, where no one cared what they paid for an asset because they figured there'd be some other schmuck that would take it off their hands in the future for a higher price. those days are over.
