It's already happening. My wife is a real estate agent in the Detroit suburbs. The market here is unraveling quickly. People who bought another house a year ago without selling their old house can't sell it and are panicking. It is even spreading to the low end. she had an offer accepted for $179k on a house listed last year for $200k. She has even seen people bringing cash to closing.

I think many people who listed their house last year held out hope that their house would be sold this summer. now that this selling season is ending, prices are coming down. wait until next year, when even these prices look good.
