Jim, re: Sell me your house for what it was worth 3 -4 years ago... I'll sell you my 3 year old PC for what I paid for it, or my 3 year old Volvo. And I'll find you a house the same size as my house, in another desirable area, for close to mine was worth 4 years ago. The truth is, the land around here has gone up more than the cost of the structure. And that's a simple supply demand issue, and a local issue. Location, location, location, not inflation, inflation, inflation. John
