So let's see did you get in without closing costs and can you get out without closing costs. So it probably cost you 5k to buy and will cost on the order of 22k(generous) to sell. Plus you may have pumped a lot of money into interest over the years.

So 370-22=348 and 100+5=105 thus your realized gain 243. However, if you checked you likely have sunk in a lot more than 30k. Hell you had to have put on a roof and AC&furnace and yada yada. Throwing all but the closing and selling cost out anyhow....

equals a gain of 331% very good. So it works out you gained about 7% a year which is quite above the 4-5% average but a lot lower than you thought eh?
