And Jerry, you stated you built the house so are you assuming the sweat equity you put in had no value? Also, go ahead and tell me you never put in any more dollars for the next nine years. Your gain was likely on the order of 100% which over ten years is 7%, so there you go, you worked your butt off to gain an extra 2% good for you! Of course EOP pay 7% dividend not counting any capital appreciation
