Amazon leased the 11-story, 254,000-square-foot Union Station building before the economic slump, believing it would need the space to accommodate its rapid expansion.

This an extremely expensive piece of real state. While Walmart places executives two-to-a-room to save money during trips, Amazon leases expensive real state in Seattle for an expansion that never took place.

That is the reason why Amazon is still losing cash. If they had stayed focused on the book business, kept costs low, operating from the original warehouse in a run-down part of Seattle, and grown organically they would have turned profitable quite a few years back, with no debt whatsoever.
