Malls make it difficult for independents I believe, leases are too high. You have a mall store right? Of course in California we don't have the weather issues though, so shopping outside is not a problem year round."

The large regional malls have run their course. Strip centers are popular again due to convenience. One of my stores is in a mall but it is not a large mall. The Landlord filed Chapter 11 about 18 months ago so the center is not well maintained and there are a lot of vacancys. The leasing for independants in a mall is not much more of a problem than a chain might have. Most independants do not have the capital to maintain a large staff to staff the store seven days per week and typically from 9:30AM until 9PM.
