Rolling on the Floor Laughing My Ass Off........ ROTFLMAO.......... believe me we are dealing with this in Houston...... we are finding that the 500 year flood plain is turning into the 100 and even the 20 year year flood plain as more and more of real estate to the north and west of Houston gets developed and concreted over. This stuff comes as a total shock to so many. Most people when they buy real estate and invest want to believe the very most favorable assumptions.... because it lets them get the land and houses at Really low prices while at the same time insulating them from the very real risks that enabled them to acquire these properties at these Bargain Basement prices. this is the way with acquisitive folks........
