So if you are married and file a joint return in the same tax year that you sell your house, you can claim the entire 500K exemption? Or do you need to have been married at least two years? Could you please clarify?

Yes, I could buy a townhouse, but they're through the roof around here as well. I'm probably looking at around $400-$500K for 2 bedrooms in a comparable neighborhood. So it's not an attractive trade-off, unfortunately.
