As a Realtor--Sellers selling within a short time shouldn't expect that they are going to be able to sell without paying the "costs associated with a sale" which are about 7 1/2 %- if they use a Realtor.

7 1/2 % in six months may have been doable in hot areas in the past, but I don't see it at this point.

Also reading that second homes have been trendy in the past year:
planetrealtor.com

However,I don't see that trend continuing.
