I'm really confused. On one hand we have strong appreciation in houses and very accommodative lenders (willing to add missed payments to your loan) and on the other hand we have record number of foreclosures. IMO the first two should have prevented the latter to happen. Since they didn't that means there are big problems brewing under the surface. Is there a regional statistics on foreclosures?
