people default when they cannot make their mortgage payments....for one reason...non payment.......whatever the underlying cause. divorce, illness, job loss....

a one quarter spike wouldn't necessarily indicate a trend.

but quite obviously if the unemployment situation is trending higher, there is a reasonable assumption that defaults will follow...even with the generous terms that are now being devised to forestall that event.
