Elroy, the "serial investors" I know originally lived in each house for a while before turning it into rental property and didn't need investor financing from a bank. Also don't know any real estate agent who has the guts to risk jail time by defrauding a bank in the first place.

I can get 80% loans on rental property, Elroy, from Washington Mutual and Citibank.

Further, once I improve a property I end up with 100% loans more often than not.

If that's criminal behavior I'd have to say we have too many laws.
