Another thing I would have added to my previous post but didn't have time to edit would be:

Think about the gift of today's low interest rates when acquiring a property that might be sold via owner financing to someone else 10-20 years down the road, when interest rates could be much higher, and owner financing carries a premium interest rate of at least 1 percent higher than the market rate at the time.

Seems to me, and I could be wrong, that there is *gold in dem dar hills* in the future for some people.

Meanwhile, I enjoy the 8-percent interest I'm now getting by providing owner financing on a little piece of property I own, and will not be happy when it's time to hand over the deed to the buyer next year. The monthly payments will stop, and so will the music. <g>
