what we need to see is an actual withdrawl of credit from the marginal buyer

a little anecdotal evidence that it has started: my wife and I ran into a friend of hers at a restaurant last night. they were lamenting the fact that they had just put $50k into their home and when they went to refinance, their house was only appraised for $10k more than when they refinanced 18 months ago.

looked at the way these housing related finance companies are trading today, it seems like the market is anticipating this accelerating. obviously, we'll just have to see if it continues.
