It's not the buying it's the selling.
I don't envy you Mr. Viapiano. Paul I've been there and done that. I've the luxury of selling before I purchase today. Coming in on contingency is weak where cash is of course strong. And having to sell to complete the transaction is stressful. There's pressure on the agents because of the domino effect on one buyer/seller coming up short. It's deals upon deals sometimes. My own loving cousin got me into one that cost me a grand when I finally backed out.
So make a plan and keep a plan. And keep your eye on the numbers. After all aren't you ahead of the game now?
