Elroy, given the deflationary nature of this bubble, one would expect the declines to be much more than the early 90's.

Do you have any estimates as to how bad it can get?

My guess is 25%+ in the Bay Area and NY/NJ depending on the property. Are your estimates bolder? Are there any studies that correlate rent deflation to housing price deflation? Rent deflation seems to be around 33% in Manhattan and 20% in the boros.

The difference between the trough of this multi-year stagnation/recession and the early 90's will be the duration of low prices, IMO.
