TICK went up over +1200 again today.

Not quite what I would consider a bear capitulation, but high enough in this market to make me think that we have a top, not a bottom as others are speculating. And again, more than likely, the only effect it had is to remove shorts from the market and therefore make the coming downdraft more dramatic (though I doubt a BK).

I really see the RE bubble as an extension of the credit bubble -could be viewed the other way around as well:

House prices drop--> less access to mortgage refinance $$.
