i'm not sure i understand. i guess you buy one or more multifamily dwellings and fix them up and then sell them? then do it again? something like that? well, there are many ways to skin a cat. but that's not the strategy of the average homeowner. that sounds more like a real estate business than passive buy-and-hold ownership. which is fine, but saying you tripled your equity in a decade with such a strategy doesn't mean the median home buyer will do the same starting from today's prices.
