Its hardware, chips and stuff. We haven't seen it in software *YET*, software is the same as last month... just flat no recovery but no falloff either. I'm not sure if there will be a correlation between harware and software here, either.

The amazing thing is what Dell is managing to achieve in this climate.

BTW I'm only a silicon valley housing super-bear. I don't know about the rest of the country but one thing is for sure.... we have the stupidest RE agents (buy NOW before things expode to the upside again... yadda yadda)
