"Real" vs "theoretical" open and close numbers are based on time vs final entry of trading.
Real numbers are those that register at the precise time of open and close of the market.
Theoretical numbers are calculated after the data for all components of an index have been entered.

For the open that would mean the "real" number is based on the first trade of any one component (or any number of components that trade in that first tick).
Usually one or more components do not have data for a few seconds or minutes for various reasons. The "theoretical" number method waits for data on the first trades of all the components.
I believe the theoretical numbers are the standard for TA application.
At the close, the "real" number is the one that exists at the bell. "Theoretical" waits for the data from all components that, for various reasons, took until after the ding to find its way onto the books.
