when we were looking around Honolulu last month, most of the sellers of condos esp. in the nicer buildings (Nauru, Landmark, etc.) seemed to be Japanese. i think Japanese money is still leaving.

i have never seen a city with such poor construction of older single-family homes as Honolulu. i guess that's only because i haven't been to Hilo yet -g-. many places running close to a million seem to be made almost of cardboard. i don't think i'd buy a house there unless it was new and made with a steel frame (because of the man-eating termites).
