Folks, this is OT but...

Are there any downsides to the so-called "interest-only" mortgages? I recently heard a commercial on the radio that was about a 4% interest-only loan for 10 years and it also mentioned a 25-year term. Also it said there was no prepayment penalty. Could there be a catch here? Or is it just like the regular 10/1 ARM, only slightly different? How do I check out the veracity of a claim like this one? Any websites or resources?

Kirk, someone reading your posts would think that TEFQX was the only fund he ever recommended. I counted at least nine fund picks in the newsletter since then. Most do not qualify as "disasters."
