Hello.

This is an off-topic question but I could not think of any other place to ask it. Can you perhaps define the meaning of "cap rate" as used in the following sentence from an email I recently received: " I found a really interesting investment opportunity with a 8.25% cap rate. "

It was in a message concerning real estate investment, which is why I thought to ask the question here.
