Glad to hear you have managed to keep your head above water and rebuild. (I would have used the Phoenix analogy, but to rise from soggy ashes - or at least from the drain?)

Congratulations on the AB re-opening and on the insightful negotiation of that flood definition in your insurance contract! Does your free drink offer extend to local G* shareholders as well as those who need to travel from the other side of the globe? LMK and I'll be over there in a flash.
