i have shaved as much as 2 percent off of the agent's fee.

all of my properties have been how shall we say..."emminently saleable".....i've never owned a property that remained on the market for more than 3 weeks...then again *I* accurately price my properties too...

i pick and choose the agent carefully, utilizing referrals and have no compunction in negotiating a lesser listing fee for a property that "sells itself".

i use a buyers agent for commercial property.....

and i also use an attorney to structure rental property sales....rarely do i even need an agent for those sales.

(i paid 4.25% on the sale of my last property... listed for less than a month)
