Exactly, I had a women that wanted a place I had just remodeled and asking 220k. Hand painted sign in the yard no agent no msl. I about did every thing to that place, it really looked good. She came back five times and the last two times she brought her husband. He said his cousin sold real estate in some place like Bakersfield and I should pay the closing. I explained I wanted 220k and that's it. He huffed off and his wife doe eyed followed. I got discussed and listed it. Four days later sold it for 234K
