<<Frankly I'll never understand why people pay the prices they do live in a place where you have to consider the traffic every time you want to go somewhere. Mostly its work and family that keep them bound.>>

We still live in the Bay Area by choice, even though neither of us has family here, or any near-term plans to work for any employer here. Reasons:

a) Made lots of friends here over 10 years.

b) Despite the traffic, its still a great place to live as far as I'm concerned. Climate, culture, scenery and hiking, civilized amenities, tolerance, political leaning, on and on.

c) Bought my house in 1993, for half its current market value. Taxes are pegged at 1993 levels by Prop. 13. No debt on it, low upkeep (townhouse association). Cost of living here is very low, cost of selling and moving is substantial.

c) State income taxes not a problem right now (unfortunately LOL... because accumulated capital losses from parts of this bear market will shelter me for a while).
