You're reasonable, honest and not prone to litigation. You hope a potential buyer is the same, but sometimes things don't turn out that way.

When I sell a property for a friend as a Broker I always have Errors and Omissions insurance. Representing the seller places part of the seller's risk upon me. That's the deep pocket which the seller gets as one benefit for paying a commission. Advice which hopefully avoids potential problems is a more important benefit of engaging an agent. Sometimes I sense a potential buyer is of a litigious nature and suggest the seller might want to pass on their offer, but the decision is up to the seller.

You may feel comfortable selling your home yourself - or you may be better served by finding a different agent you feel more comfortable with. One who will agree to provide you the services you believe you need at a realistic cost.

I only work with friends. And only with those who will agree to sell for what we both agree is current market price. A straight-forward sale at market price is well worth my time at half of 5% but a seller who wants more than market price is not worth my time at any price.

If people don't believe my valuation I suggest they pay for an independent appraisal. The insight this gives them is well worth the $350 or so it costs.
