Tim: Thanks for sharing in an open and honest way...Unfortunately, many of us are riding with some debt (I had mine totally paid off but took on some new debt recently due to an investment in a software firm...2003 is a year I resolve to do everything in my power to become 'debt-free' again...that's a stretch target -- we'll see, it may be possible). Many folks I know are operating with some level of debt/mortgages...You seem to be quite disciplined and have a complete understanding of where you are and where you would like to go. IMO, there is nothing wrong with having some debt (especially if you own property) as long as you are careful. It seems like you and your wife are able to service your debt and still enjoy a nice lifestyle - and at the same time make meaningful progress towards your financial goals...Keep it all in perspective and remember that life's a series of compromises.
