I do not expect RE to go up. I believe it will deflate slowly like Japanese RE. My main concern is $ loosing the value. I would say better hedge is Gold & mix of currencies.

Rents are getting lower every day. I believe we are going pre 1998 level sooner or later. There is a limit to the manipulation eventually market forces will do the needed surgery.
