Indexing could be even bigger than we imagine. After I was in my third home (a ten-year period) I looked at my potential capital gain and the accumulated rate of inflation and found that they were one and the same. This is not recent but I would be surprised if the dynamics are much different today. When you live in silicon valley where home prices are white hot it may be a different story but most of the country does not live in such places and times do change. So don't let the bubble in home prices taint your thinking.
