Richard and All:

Thank you for all the info. I am saving it for future reference. Today, KMart came out with more store closings. This will likely put a real damper on these mall REITS. I still like the dividend, and will likely hang in there and average down for the long term. GRT now paying 11 plus percent is not bad.
