There is no way this credit bubble cannot explode. Lenders have been loaning money on the equity of houses like there is no tomorrow. Reminds me of a lot of my friends who used to buy tech stocks on margin. The would have big portfolios while buying stocks like JDSU, Ebay, Yhoo, SDLI, Qlgc, all the high fliers back then.

When the margin calls started coming, they got screwed. This is no different. The only difference is that they will lose their houses this time, not their portfolios.

only those that are reckless and unprepared are farked !!!
those that manage their debt wisely will do okay ...

I also recently refinanced my mortgage, I only put down 10% when I bought it 2 years ago (moving to the sideline from the stock marlet) and have a 30 year loan
now I refinance and since the house appreciated, I don't have to pay PMI anymore, and with the reduced mortgage rate, I will pay it off in 15 years instead of 28 more years, and my monthly mortgage is only a couple of hundred more ...

I think those that refinance and get cash out, use the cash unwisely and having to face a downturn in housing price are the ones that is going to be farked royally !!!
