boomers nearing retirement may be creating more demand for Condos

Profits in Condos are indeed all about timing. The reason homes out-perform Condos in the long term has nothing to do with demand, though.

Condo's are roughly 2/3 building value and 1/3 land, while homes are roughly 2/3 land value and 1/3 building. It's the land that appreciates long-term while the building depreciates in real terms. This gives Homes a two to one advantage over Condos.
