We went for years in the late 80’s and mid 90’s with housing starts in the 1MM range. All it would take to go back there is a blowup in the derivative machine that is facilitating sub prime lending. I don’t pretend to know much about how those models work beyond the cornerstone of low interest rates & lots of clown buck supply. We got em both now, but we won’t on time frames long enough to support long life cycles of the NCENs and CFCs out there.
