Yeah a lot of OLD people in that group ;o). Maybe you should look a more inclusive demographic. You know first time buyers with debt service ratios of 30% - 40%. They are the ones who are screwed.

Me, I've got 3 years, and I ain't that old so I don't care but I know personally lots of folks in my upper middle class neighbourhood (I'm the poor guy on the block) that have little equity in their homes so I guess all this anecdotal stuff is too subjective. Something else to think about too is all those old people with paid off house aren't the big spending consumers typically, the under capitalized first and second timers are....

I think home ownership is one of the best investments you can make but like anything else timing is everything as well as buying within on's means. You know once it's paid off you can always take an investment loan against a portion of it and buy some nice royalty trusts to pay it off for you ;o)
